January 8th, 2020 – The 2020 annual sales information is in, and residential property sales recorded through the Matrix™ System for the Barrie and District Association of REALTORS® (BDAR) showed a strong growth in number of units sold and the average price of units sold as compared to 2019.
Simcoe County Residential Units Sold & Average Price for the Year 2020 versus 2019
Simcoe County
In Simcoe County, the number of homes sold month-over-month rose five times and decreased six times throughout 2020. The strongest growth occurred between May and June when the units sold increased 98.1%. The steepest decline occurred between March and April when units sold in Simcoe County declined 51.6%.
In 2020, Simcoe County saw average price increase ten times and decrease once. The strongest month for growth was between November and December when the average price of units sold grew 7.4%. The steepest decline occurred between March and April when the average price of units sold declined by 4.6%
City of Barrie
In Barrie, the number of homes sold month-over-month rose six times and decreased five times throughout 2020. The strongest growth occurred between May and June when the units sold increased 114.7%. The steepest decline occurred between March and April when units sold in Barrie declined 60.6%.
Throughout last year, the average price in Barrie increased seven times and declined four times. The strongest month for growth occurred between November and December when average price increased 9.5%. In contrast, the most significant decline occurred between April and May at a 2.2% decline.
Simcoe County Excluding Barrie
In Simcoe County Excluding Barrie, the number of homes sold month-over-month rose five times and decreased six times throughout 2020. The strongest growth occurred between May and June when the units sold increased 90.6%. The steepest decline occurred between March and April when units sold outside of Barrie declined 46.1%.
The average price of homes increased eight times and declined three times in 2020. The strongest growth in average price of units sold occurred between April and May when there was a growth of 10.4%. The steepest decline occurred between March and April when prices declined 5.9%.
Innisfil
In Innisfil, the number of homes sold month-over-month rose six times and decreased five times throughout 2020. The strongest growth occurred between January and February when the units sold increased 209.5%. The steepest decline occurred between March and April when units sold in Innisfil declined 66.1%.
The average price of homes rose six times and decreased five times throughout 2020. The strongest growth occurred between September and October when the average price increased 14.6%. The steepest decline occurred between January and February when home prices in Innisfil declined 23.1%.
Orillia
In Orillia, the number of homes sold month-over-month rose five times and decreased six times throughout 2020. The strongest growth occurred between May and June when the units sold increased 150.0%. The steepest decline occurred between March and April, when units sold in Orillia declined 58.1%.
The average price of homes rose six times and decreased five times throughout 2020. The strongest growth occurred between May and June when the average price increased 15.4%. The steepest decline occurred between June and July, when home prices in Innisfil declined 9.6%.
