The Barrie & District Association of REALTORS® (BDAR) has released its latest market data for July 2025, highlighting steady sales activity, a growing supply of homes, and continued moderation in prices across Simcoe County.
Simcoe County recorded 425 home sales in July 2025, up 4.94% year-over-year compared to the 405 sales in July 2024. Month-over-month, sales decreased 4.49% from June, as summer market activity began to level out following the busy spring period.
The average sale price was $831,428, down 7.77% year-over-year, but holding 0.35% above June 2025 levels. This price trend, combined with an increased supply of listings, indicates that buyers continue to benefit from greater choice and negotiating opportunities.
New listings reached 1,552 in July, marking a 17.22% increase compared to July 2024, though 5.30% lower than in June. Active listings climbed to 2,782, up 30.06% year-over-year and slightly higher (+1.60%) than the previous month. The months of inventory rose to 5.4, compared to 4.2 in July 2024, signalling a more balanced market environment.
“July’s figures show a market that is providing more balance for buyers and sellers,” says BDAR Chair Robin Jones. “With inventory levels remaining strong, buyers have more options, while sellers are still seeing steady demand. REALTORS® play a key role in helping clients navigate these conditions with the right strategies.”
