2021 Annual Residential Statistics


January 7th, 2022 The 2021 annual sales information is in, and residential property sales recorded through the Matrix™ System for the Barrie and District Association of REALTORS® Inc. (BDAR) showed a strong growth in number of units sold and the average price of units sold as compared to 2020.

 

Simcoe County Residential Units Sold & Average Price 2021 versus 2020


Simcoe County

In Simcoe County, the number of homes sold month-over-month rose two times and decreased eight times throughout 2021. The number of units sold between August and September did not change. The strongest percentage growth occurred between January and February when the monthly number of units sold increased 78.5%. The steepest percentage decline occurred between November and December when the monthly number of units sold in Simcoe County declined 36.8%.


In 2021, Simcoe County saw average price increase ten times and decrease once. The strongest month for percentage growth was between September to October when the average price of units sold grew 3.8%. The steepest percentage decline occurred between June and July when the average price of units sold declined by 3.4%


City of Barrie

In Barrie, the number of homes sold month-over-month rose three times and decreased eight times throughout 2021. The strongest percentage growth occurred between January and February when the monthly number of units sold increased 114.4%. The steepest percentage decline occurred between November and December when the monthly number of units sold in Barrie declined 32.0%.


Throughout last year, the average price in Barrie increased nine times and declined two times. The strongest month for percentage growth occurred between October and November when average price increased 8.2%. In contrast, the most significant percentage decline occurred between June and July at a 2.1% decline


Simcoe County Excluding Barrie

In Simcoe County Excluding Barrie, the number of homes sold month-over-month rose two times and decreased nine times throughout 2021. The strongest percentage growth occurred between February and March when the monthly number of units sold increased 67.6%. The steepest percentage decline occurred between November and December when home prices outside of Barrie declined 39.0%.


In Simcoe County excluding Barrie, the average price of homes increased seven times and declined four times in 2021. The strongest percentage growth in average price of units sold occurred between September and October when there was a growth of 6.0%. The steepest decline occurred between June and July when prices declined 3.8%.


Innisfil

In Innisfil, the number of homes sold month-over-month rose three times and decreased eight times throughout 2021. The strongest percentage growth occurred between February and March when the monthly average number of homes sold increased 64.4%. The steepest percentage decline occurred between October and November when the monthly number of homes sold in Innisfil declined 27.6%.


In Innisfil, the average price of homes rose five times and decreased six times throughout 2021. The strongest percentage growth occurred between May and June when the average price increased 19.8%. The steepest percentage decline occurred between June and July when home prices in Innisfil declined 11.6%.


Orillia

In Orillia, the number of homes sold month-over-month rose five times and decreased six times throughout 2021. The strongest percentage growth occurred between January and February when the monthly number of units sold increased 76.9%. The steepest percentage decline occurred between November and December, when the monthly number of units sold in Orillia declined 28.6%.


In Orillia, the average price of homes rose three times and decreased eight times throughout 2021. The strongest percentage growth occurred between January and February when the average price increased 14.9%. The steepest percentage decline occurred between May and June when home prices in Innisfil declined 6.0%.


Essa

In Essa, the number of homes sold month-over-month rose five times and decreased six times throughout 2021. The strongest percentage growth occurred between August and September when the monthly number of units sold increased 93.3%. The steepest percentage decline occurred between November and December, when the monthly number of units sold in Essa declined 58.1%.


In Essa, the average price of homes rose five times and decreased six times throughout 2021. The strongest percentage growth occurred between September and October when the average price increased 25.9%. The steepest percentage decline occurred between November and December when home prices in Innisfil declined 9.6%.
