May 7, 2020 The April 2020 sales information is in, and residential property sales recorded through the Matrix™ System for the Barrie and District Association of REALTORS® Inc. (BDAR) region are outlined below.


The Housing Price Index (HPI) showed a month-over-month increase of 0.12% from March 2020.


Month-Over-Month (April 2020 vs March 2020)

All Residential Homes



Simcoe County

220 residential units were sold in Simcoe County last month—a 54.2% decrease from March 2020. During the same time a year ago (March 2019 to April 2019), there was a 20.4% increase in the number of units sold.


The average price of residential units sold last month was $526,999—a 3.3% decrease from March 2020. In comparison, the average price a year ago decreased 1.4% from March to April.


City of Barrie

98 units were sold last month within the City of Barrie, which was 60.0% less than the number of units sold the month prior. A year ago, in contrast, the number of units sold between April and March increased 13.6%.


The average price of units sold within Barrie during April 2020 was $529,577. This was 1.3% less than the average price during March 2020. In comparison, the average price of units sold between April 2019 and March 2019 decreased by 1.4%.


Simcoe County Excluding Barrie

In Simcoe County Excluding Barrie last month, 122 units were sold. This was 48.1% less than the number of units sold during March 2020. In the same time a year ago, there was a 26.6% increase in the number of units sold outside of Barrie.


The average price of units sold in the areas outside of Barrie last month was $524,375. This was 4.5% less than the month before. Between April 2019 and March 2019, the average price of units sold outside of Barrie decreased 2.7%.

 

Year-To-Date (YTD) (April 2020 YTD vs April 2019 YTD)

All Residential Homes


Simcoe County

1430 residential units were sold in Simcoe County during April 2020 Year-To-Date (YTD) (January 1st, 2020 – April 30th, 2020). This was 1.2% more than what was sold during the same timeframe last year (January 1st, 2019 – April 30th, 2019).


The average price of residential units sold during April 2020 YTD was $543,577. This was 5.4% greater than the average price during the same timeframe last year.


City of Barrie

705 units were sold in the City of Barrie during April 2020 YTD. This was a 11.4% growth from the same timeframe last year. This growth was more than that of total Simcoe County (+1.2%).


The average price of units sold within the City of Barrie during April 2020 YTD was $526,031. This was 8.9% more than the same timeframe last year, and this growth was more than what was seen in the total Simcoe region (+5.4%). During April 2020 YTD, Barrie accounted for 49.3% of residential properties sold. This was 4.5 share points more than the same timeframe during 2019.


Simcoe County Excluding Barrie

725 residential units were sold in the areas outside of Barrie during April 2020 YTD. This was 7.1% less than the number of units sold during April 2019 YTD. This decline in number of units sold contrasted the growth seen in the total Simcoe region (+1.2%).


The average price of units sold during this time was $560,639. This was 4.0% greater than what was seen during April 2019 YTD. This growth was less than that of total Simcoe (+5.4%). During April 2020 YTD, Simcoe County Excluding Barrie accounted for 50.7% of residential properties sold. This was 4.5 share points less than the same timeframe during 2019.

The Housing Price Index (HPI) showed a year-over-year increase of 14.0% between April 2020 and April 2019.


Simcoe County

220 residential units were sold in Simcoe County last month—55.6% less than the same time last year. As well, the average price of residential units sold was $526,999 which was 3.8% greater than that of April 2019.


City of Barrie

98 residential units were sold during April 2020 within Barrie. This was 56.4% less than the number of units sold during April 2019. This decline was slightly greater than that of total Simcoe County (-55.6%).


The average price of residential Barrie units sold during April 2020 was $529,577—9.1% greater than the average price of units sold during April 2019. This growth was greater than the average-price growth of total Simcoe County (+3.8%).


Sales in Barrie accounted for 44.5% of residential sales in Simcoe County last month. This was 0.8 share points less than the same time last year.


Simcoe County Excluding Barrie

122 residential units were sold outside of Barrie during April 2020, and this was 55.0% less than the number of units sold during April 2019. This decline was slightly less than the 55.6% growth seen in the total Simcoe region.


The average price of units sold in Simcoe County Excluding Barrie last month was $525,957. This was a 0.3% increase in the average price, year-over-year. This growth was less than what was found in total Simcoe County (+3.8%).


Residential property sales outside of Barrie accounted for 55.5% of sales in Simcoe County last month. This was 0.8 share points more than the same time last year.
