April 2021 Market Statistics


May 7th, 2021 – The April 2021 sales information is in, and residential property sales recorded through the Matrix™ System for the Barrie and District Association of REALTORS® (BDAR) region showed a month-over-month decline in number of units sold across all regions. This could be a sign that the Simcoe County real estate market is beginning to cool off after continuous record-high month-over-month growths. Generally, month-over-month real estate sales rises from the beginning of the year and peaks in the summer months. (However, 2020 was an exception due to COVID-19.)



 

Month-Over-Month (April 2021 vs March 2021) All Residential Homes


The Housing Price Index (HPI) showed a month-over-month increase of 1.3% from March 2021.

Simcoe County

1,176 residential units were sold in Simcoe County last month—a 11.2% decrease from March 2021. During the same time a year ago (March 2020 to April 2020), there was a 51.5% decrease in the number of units sold.


The average price of residential units sold last month was $776,402 —a 2.5% increase from March 2021. This growth contrasted the month-over-month change in average price a year ago which declined 5.0%.


City of Barrie

369 units were sold last month within the City of Barrie, which was 26.1% less than the number of units sold the month prior. A year ago, the number of units sold between April and March declined 60.6%.


The average price of units sold within Barrie during April 2021 was $726,600. This was 1.6% greater than the average price during March 2021. In comparison, the average price of units sold between April 2020 and March 2020 decreased 1.7%.


City of Barrie – Apartments & Condos

50 apartment and condo units were sold in Barrie last month—5.7% less than the number of units sold in March 2021. The average price of apartment and condo units sold in the City of Barrie this month was $499,391—7.6% greater than the average price in March 2021.


Simcoe County Excluding Barrie

In Simcoe County Excluding Barrie last month, 807 units were sold. This was 2.3% less than the number of units sold during March 2021. At the same time a year ago, there was a 45.9% decrease in the number of units sold outside of Barrie.

The average price of units sold in the areas outside of Barrie last month was $799,174. This was 2.1% more than the month prior. Between April 2020 and March 2020, the average price of units sold outside of Barrie decreased 6.5%.


Innisfil

92 residential units were sold in Innisfil last month—a 5.2% decrease from March 2021. During the same period a year ago (March 2020 to April 2020), there was a 66.1% decrease in the number of units sold. The average price of residential units sold in Innisfil last month was approximately $824,256—a 3.0% decrease from March 2021. This was greater than the decline from last year when the average price decreased 9.5% from March to April.


Orillia

95 residential units were sold in Orillia last month — a 0.0% change from March 2021. During the same period a year ago (March 2020 to April 2020), there was a 56.5% decrease in the number of units sold. The average price of residential units sold in Orillia last month was approximately $610,234—a 5.3% decrease from March 2021. The average price a year ago increased 1.8% from March to April.


Essa

In Essa last month, 63 residential units were sold. This was 1.6% less than last month. During the same period a year ago, there was a 53.5% decrease in the number of units sold. The average price of residential units sold in Essa last month was $757,444 – a 2.2% decrease from March 2021. This time last year, the average price increased 3.1% from March 2020 to April 2020.


 

Year-to-Date (YTD) (April 2021 YTD vs April 2020 YTD)

All Residential Homes


Simcoe County

3,803 residential units were sold in Simcoe County during April 2021 Year-To-Date (YTD) (January 1st, 2021 – April 30th, 2021). This was 93.1% more than what was sold during the same timeframe last year (January 1st, 2020 – April 30th, 2020). The average price of residential units sold during April 2021 YTD was $758,391. This was 44.2% greater than the average price during the same timeframe last year.


City of Barrie

1,369 units were sold in the City of Barrie during April 2021 YTD. This was a 93.6% growth from the same timeframe last year. This growth was slightly greater than the increase in total Simcoe County (+93.1%).


The average price of units sold within the City of Barrie during April 2021 YTD was $713,765. This was 35.8% more than the same timeframe last year. This growth was less than what was seen in the total Simcoe region (+44.2%). During April 2021 YTD, Barrie accounted for 36.0% of residential properties sold. This was 0.1 share points more than the same timeframe during 2020.

City of Barrie – Apartments & Condos

179 apartment and condo units were sold in Barrie during April 2021 YTD—67.3% more than the number of units sold in April 2020 YTD. The average price of apartment and condo units in the City of Barrie this year so far was $473,263. This was 20.2% more than the average price during the same timeframe last year.


Simcoe County Excluding Barrie

2,434 residential units were sold in the areas outside of Barrie during April 2021 YTD. This was 92.9% more than the number of units sold during April 2020 YTD. This growth in number of units sold was less than the growth seen in the total Simcoe region (+93.1%).


The average price of units sold during this time was $783,490. This was 48.9% greater than what was seen during April 2020 YTD. This growth was greater than that of total Simcoe (+44.2%). During April 2021 YTD, Simcoe County Excluding Barrie accounted for 64.0% of residential properties sold. This was 0.1 share points less than the same timeframe during 2020.


Innisfil

288 residential units were sold in Innisfil during April 2021 YTD. This was 78.9% more than what was sold during the same timeframe last year (January 1st, 2020 – April 30th, 2020). The average price of residential units sold in April 2021 YTD was $837,912. This was 57.4% greater than the average price during the same timeframe last year. During this time, Innisfil accounted for 7.6% of sales in Simcoe County—down 0.6 share points from the same timeframe last year.


Orillia

298 residential units were sold in Orillia from the beginning of 2021 to April 30th, 2021. This was 100.0% more than what was sold during the same timeframe last year (January 1st, 2020 – April 30th, 2020). The average price of residential units sold during April 2021 YTD was $613,948. This was 45.3% greater than the average price during the same timeframe last year. During April 2021 YTD, Orillia accounted for 7.8% of sales in Simcoe County, 0.3 share points more than that of April 2020 YTD.


Essa

189 residential units were sold in Essa during April 2021 YTD. This was 85.3% more than what was sold during the same timeframe last year (January 1st, 2020 – April 30th, 2020). The average price of residential units sold in April 2021 YTD was $770,307. This was 39.0% greater than the average price during the same timeframe last year. During this time, Essa accounted for 5.0% of sales in Simcoe County—down 0.2 share points from the same timeframe last year.

The Housing Price Index (HPI) showed a 37.0% year-over-year increase between April 2021 and April 2020.


Simcoe County

1,176 residential units were sold in Simcoe County last month—273.3% greater than the same time last year. As well, the average price of residential units sold was $776,402, which was 52.3% greater than that of April 2020.


City of Barrie

369 residential units were sold during April 2021 within Barrie. This was 276.5% more than the number of units sold during April 2020. This growth was greater than that of total Simcoe County (+273.3%).

The average price of residential Barrie units sold during April 2021 was $726,600—37.2% greater than the average price of units sold during April 2020. This growth was less than the average-price growth of total Simcoe County (+52.3%). Sales in Barrie accounted for 31.4% of residential sales in Simcoe County last month. This was 0.3 share points more than the same time last year.


City of Barrie – Apartments & Condos

50 apartment and condo units were sold in Barrie during April 2021 — 354.5% greater than the number of units sold in April 2020. The average price of apartment and condo units in the City of Barrie in April 2021 was $499,391. This was 11.9% more than the average price during the same time last year.


Simcoe County Excluding Barrie

807 residential units were sold outside of Barrie during April 2021, and this was 271.9% more than the number of units sold during April 2020. This growth was less than the 273.3% growth seen in the total Simcoe region.


The average price of units sold in Simcoe County Excluding Barrie last month was $799,174. This was a 59.6% increase in the average price, year-over-year. This growth was greater than what was found in total Simcoe County (+52.3%). Residential property sales outside of Barrie accounted for 68.6% of sales in Simcoe County last month. This was 0.3 share points less than the same time last year.


Innisfil

92 residential units were sold in Innisfil during April 2021, and this was 384.2% more than the number of units sold during April 2020. This growth was greater than the 273.3% growth seen in the total Simcoe region. The average price of units sold in Innisfil last month was approximately $824,256. This was a 66.3% increase in the average price, year-over-year. This growth was greater than what was found in total Simcoe County (+52.3%). Sales in Innisfil accounted for 7.8% of sales in Simcoe County during April 2021. This was 1.8 share points more than Innisfil’s share of sales during the same time last year.


Orillia

95 residential units were sold in Orillia during April 2021, and this was 375.0% greater than the number of units sold during April 2020. This growth was greater than the 273.3% growth seen in the total Simcoe region. The average price of units sold in Orillia last month was approximately $610,234. This was a 32.2% increase in the average price, year-over-year. This growth was less than what was found in total Simcoe County (+52.3%). Orillia’s sales made up 8.1% of sales in Simcoe County. This was 1.7 share points more than the same time last year.


Essa

63 residential units were sold in Essa during April 2021, and this was 215.0% more than the number of units sold during April 2020. This growth is slightly less than the 273.0% growth seen in the total Simcoe region. The average price of units sold in Essa last month was approximately $757,444. This was a 38.6% increase in the average price, year-over-year. This growth was less than what was found in total Simcoe County (+52.3%). Sales in Essa accounted for 5.4% of sales in Simcoe County during April 2021. This was 1.0 share points less than Essa’s share of sales during the same time last year.
