August 2019 Statistics


September 6th, 2019The August 2019 sales information is in, and residential property sales recorded through the Matrix™ System for the Barrie and District Association of REALTORS® Inc. (BDAR) region showed year-over-year growth in the City of Barrie in the number of units sold and average price of units sold.


The Housing Price Index (HPI) showed a slight month-over-month increase of 1.60% from July 2019.

 



Month-Over-Month (August 2019 vs July 2019)

All Residential Homes


Simcoe County

466 residential units were sold in Simcoe County last month—a 7.5% decline from the month before (July 2019). During the same time last year (July 2018 to August 2018), there was an 8.4% growth in the number of units sold.


The average price of residential units sold last month was $506,944—a 0.3% increase from July 2019. In comparison, the average price during 2018 increased 0.3% from July to August.


City of Barrie

222 units were sold last month within the City of Barrie, which was 0.5% more than the number of units sold the month prior. In comparison, the number of units sold between July 2018 and August 2018 increased 6.3%.


The average price of units sold within Barrie during August was $487,919. This was 1.3% more than the average price during July 2019. In comparison, the average price in the same timeframe last year remained neutral at 0%.


Simcoe County Excluding Barrie

In Simcoe County Excluding Barrie last month, 244 units were sold. This was 13.8% less than the number of units sold during July 2019. This was a contrast to the number of units sold between July 2018 and August 2018, where the number of units sold increased 10.1%.


The average price of units sold in the areas outside of Barrie last month was $525,787. This was 0.1% less than the month before. In 2018, the average price of units sold outside of Barrie increased 1.2% during this same timeframe.


 

Year-To-Date (YTD) (August 2019 YTD vs August 2018 YTD)

All Residential Homes


Simcoe County

3388 residential units were sold in Simcoe County during August 2019 Year-To-Date (YTD) (January 1st, 2019 – August 31st, 2019). This was 13.7% more than what was sold during the same timeframe last year (January 1st, 2018 – August 31st, 2018). The average price of residential units sold during August 2019 YTD was $514,326. This was 3.2% greater than the average price during the same timeframe last year.


City of Barrie

1557 units were sold in the City of Barrie during August 2019 YTD. This was a 7.1% growth from the same timeframe last year. This growth was less than that of total Simcoe County (+13.7%)


The average price of units sold within the City of Barrie during August 2019 YTD was $488,383. This was 2.2% more than the same timeframe last year, and this growth was less than what was seen in the total Simcoe region (+3.2%)


During August 2019 YTD, Barrie accounted for 46.0% of residential properties sold. This was 2.8 share points less than the same timeframe during 2018.


Simcoe County Excluding Barrie

1831 residential units were sold in the areas outside of Barrie during August 2019 YTD. This was 20% greater than the number of units sold during August 2018 YTD. This growth in number of units sold was much greater than what was seen in the total Simcoe region (+13.7%)


The average price of units sold during this time was $540,635. This was 5.4% greater than what was seen during August 2018 YTD. This growth was slightly greater than that of total Simcoe (+3.2%)


During August 2019 YTD, Simcoe County Excluding Barrie accounted for 54.0% of residential properties sold. This was 2.8 share points more than the same timeframe during 2018.

All Residential Homes

The Housing Price Index (HPI) showed a year-over-year increase of 0.75% between August 2019 and August 2018.


Simcoe County

466 residential units were sold in Simcoe County last month—5.9% more than the same time last year. Additionally, the average price of residential units sold was $506,944. This average price was 3.3% greater than that of August 2018.


City of Barrie

222 units were sold during August 2019 within the City of Barrie. This was 10.4% more than the number of units sold in Barrie during August 2018. This growth was greater than that of total Simcoe County (+5.9%).


The Barrie average price of units sold during August 2019 was $487,919—3.1% greater than the average price during August 2018. This growth aligned with the average-price growth of total Simcoe County (+3.3%). Residential property sales in Barrie accounted for 47.6% of residential sales in Simcoe County last month. This was 2.0 share points more than the same time last year.


Simcoe County Excluding Barrie

244 residential units were sold outside of Barrie during August 2019, and this was 2.1% greater than the number of units sold during August 2018. This growth was lesser than the 5.9% growth seen in the total Simcoe region for residential units sold.


The average price of units sold in Simcoe County Excluding Barrie was $525,787 last month. This was a 4.5% increase in the average price, year-over-year. This growth in average price was greater than that of total Simcoe County (+3.3%). Residential property sales outside of Barrie accounted for 52.4% of sales in Simcoe County last month. This was 2.0 share points less than the same time last year.
