September 10, 2021 – The August 2021 sales information is in, and residential property sales recorded through the Matrix™ System for the Barrie and District Association of REALTORS® (BDAR) region showed a decline in sales year-over-year and month-over-month. However, the price of residential units sold continued to rise in both categories. This evidences that, while the demand for homes is decreasing, the supply of homes still cannot keep pace with the demand for Simcoe County properties.
Month-Over-Month (August 2021 vs July 2021) All Residential Homes
The Housing Price Index (HPI) showed a month-over-month increase of 0.7% from July 2021.
Simcoe County
740 residential units were sold in Simcoe County last month—a 8.6% decrease from July 2021. During the same time a year ago (July 2020 to August 2020), there was an 8.0% decrease in the number of units sold.
The average price of residential units sold last month was $801,703—a 3.2% increase from July 2021. This growth was less than the month-over-month change in average price a year ago (+5.8%).
City of Barrie
205 units were sold last month within the City of Barrie, which was 19.6% less than the number of units sold the month prior. A year ago, the number of units sold between August and July declined 15.5%.
The average price of units sold within Barrie during August 2021 was $748,686. This was 2.6% more than the average price during July 2021. In comparison, the average price of units sold between August 2020 and July 2020 decreased 0.4%.
City of Barrie – Apartments & Condos
27 apartment and condo units were sold in Barrie last month—28.9% less than the number of units sold in July 2021. The average price of apartment and condo units sold in the City of Barrie last month was $465474—6.8% less than the average price in July 2021.
Simcoe County Excluding Barrie
In Simcoe County Excluding Barrie last month, 535 units were sold. This was 3.6% less than the number of units sold during July 2021. At the same time a year ago, there was a 4.6% decrease in the number of units sold outside of Barrie.
The average price of units sold in the areas outside of Barrie last month was $822,018 This was 2.9% more than the month prior. Between August 2020 and July 2020, the average price of units sold outside of Barrie increased 8.1%.
Innisfil
53 residential units were sold in Innisfil last month—a 13.1% decrease from July 2021. During the same period a year ago (July 2020 to August 2020), there was a 1.1% decrease in the number of units sold. The average price of residential units sold in Innisfil last month was approximately $931,026—a 14.5% increase from July 2021. This was greater than the growth from last year when the average price grew 10.8% from July to August.
Orillia
62 residential units were sold in Orillia last month — a 14.8% increase from July 2021. During the same period a year ago (July 2020 to August 2020), there was an 21.9% decrease in the number of units sold. The average price of residential units sold in Orillia last month was approximately $681,072—a 4.8% increase from July 2021. The average price a year ago increased 3.7% from July to August.
Essa
In Essa last month, 15 residential units were sold. This was 58.3% less than the month prior. During the same period a year ago, there was a 6.7% decrease in the number of units sold. The average price of residential units sold in Essa last month was $845,367— a 5.8% increase from July 2021. This time last year, the average price increased 18.9% from July 2020 to August 2020.

7362 residential units were sold in Simcoe County during August 2021 Year-To-Date (YTD) (January 1st, 2021 – August 31st, 2021). This was 23.2% more than what was sold during the same timeframe last year (January 1st, 2020 – August 31st, 2020). The average price of residential units sold during August 2021 YTD was $776,075. This was 35.9% greater than the average price during the same timeframe last year.
City of Barrie
2482 units were sold in the City of Barrie during August 2021 YTD. This was a 28.4% growth from the same timeframe last year. This growth was greater than the growth in total Simcoe County (+23.2%).
The average price of units sold within the City of Barrie during August 2021 YTD was $726,092. This was 31.5% more than the same timeframe last year. This growth was less than what was seen in the total Simcoe region (+35.9%). During August 2021 YTD, Barrie accounted for 33.7% of residential properties sold. This was 1.4 share points more than the same timeframe during 2020.
City of Barrie – Apartments & Condos
339 apartment and condo units were sold in Barrie during August 2021 YTD—30.4% more than the number of units sold in August 2020 YTD. The average price of apartment and condo units in the City of Barrie this year so far was $485,604. This was 22.0% more than the average price during the same timeframe last year.
Simcoe County Excluding Barrie
4880 residential units were sold in the areas outside of Barrie during August 2021 YTD. This was 20.8% more than the number of units sold during August 2020 YTD. This growth in number of units sold was less than the growth seen in the total Simcoe region (+23.2%).
The average price of units sold during this time was $801,497. This was 37.9% greater than what was seen during August 2020 YTD. This growth was greater than that of total Simcoe (+35.9%). During August 2021 YTD, Simcoe County Excluding Barrie accounted for 66.3% of residential properties sold. This was 1.4 share points less than the same timeframe during 2020.
Innisfil
545 residential units were sold in Innisfil during August 2021 YTD. This was 19.0% more than what was sold during the same timeframe last year (January 1st, 2020 – August 31st, 2020). The average price of residential units sold in August 2021 YTD was $844,884. This was 45.3% greater than the average price during the same timeframe last year. During this time, Innisfil accounted for 7.4% of sales in Simcoe County—down 0.3 share points from the same timeframe last year.
Orillia
551 residential units were sold in Orillia from the beginning of 2021 to August 31st, 2021. This was 23.0% more than what was sold during the same timeframe last year (January 1st, 2020 – August 31st, 2020). The average price of residential units sold during August 2021 YTD was $633,455. This was 38.8% greater than the average price during the same timeframe last year. During August 2021 YTD, Orillia accounted for 7.5% of sales in Simcoe County, a 0.0 share points change compared to Orillia’s share in August 2020 YTD.
Essa
315 residential units were sold in Essa during July 2021 YTD. This was 20.2% more than what was sold during the same timeframe last year (January 1st, 2020 – August 31st, 2020). The average price of residential units sold in August 2021 YTD was $791,192. This was 33.0% greater than the average price during the same timeframe last year. During this time, Essa accounted for 4.3% of sales in Simcoe County—a 0.1 share points less than the same timeframe last year.

City of Barrie
205 residential units were sold during August 2021 within Barrie. This was 36.1% less than the number of units sold during August 2020. This decline was greater than that of total Simcoe County (-33.5%).
The average price of residential Barrie units sold during August 2021 was $748,686—29.6% greater than the average price of units sold during August 2020. This growth was greater than the average-price growth of total Simcoe County (+27.4%). Sales in Barrie accounted for 27.8% of residential sales in Simcoe County last month. This was 1.1 share points less than the same time last year.
City of Barrie – Apartments & Condos
27 apartment and condo units were sold in Barrie during August 2021 — 47.1% less than the number of units sold in August 2020. The average price of apartment and condo units in the City of Barrie during August 2021 was $465,474. This was 11.7% more than the average price during the same time last year.
Simcoe County Excluding Barrie
535 residential units were sold outside of Barrie during August 2021, and this was 32.4% less than the number of units sold during August 2020. This decline was slightly less than the 33.5% decline seen in the total Simcoe region.
The average price of units sold in Simcoe County Excluding Barrie last month was $822,018. This was a 26.4% increase in the average price, year-over-year. This growth was slightly less than what was found in total Simcoe County (+27.4%). Residential property sales outside of Barrie accounted for 72.2% of sales in Simcoe County last month. This was 1.1 share points more than the same time last year.
Innisfil
53 residential units were sold in Innisfil during August 2021, and this was 40.4% less than the number of units sold during August 2020. This decline was greater than the 33.5% decline seen in the total Simcoe region. The average price of units sold in Innisfil last month was approximately $931,026. This was a 38.7% increase in the average price, year-over-year. This growth was greater than what was found in total Simcoe County (+27.4%). Sales in Innisfil accounted for 7.3% of sales in Simcoe County during August 2021. This was a -0.7 share points change from Innisfil’s share of sales during the same time last year.
Orillia
62 residential units were sold in Orillia during August 2021, and this was 17.3% less than the number of units sold during August 2020. This decline was lesser than the 33.5% decline seen in the total Simcoe region. The average price of units sold in Orillia last month was approximately $681,072. This was a 43.3% increase in the average price, year-over-year. This growth was greater than what was found in total Simcoe County (+27.4%). Orillia’s sales made up 8.3% of sales in Simcoe County. This was 1.5 share points more than the same time last year.
Essa
15 residential units were sold in Essa during August 2021, and this was 64.3% less than the number of units sold during August 2020. This decline was greater than the 33.5% decline seen in the total Simcoe region. The average price of units sold in Essa last month was approximately $845,367. This was a 15.6% increase in the average price, year-over-year. This growth was less than what was found in total Simcoe County (+27.4%). Sales in Essa accounted for 2.0% of sales in Simcoe County during August 2021. This was 1.5 share points less than Essa’s share of sales during the same time last year.
