BDAR Stats: December 2021 Residential Sales Report

January 7th, 2022 – The December 2021 sales information is in, and residential property sales recorded through the Matrix™ System for the Barrie and District Association of REALTORS® (BDAR) region showed strong year-over-year increases in the average price of units sold. This was driven by both the units sold within the City of Barrie and the areas outside of it. However, the number of transactions significantly decreased from the same time last year. Month-over-month sales activity and average price of units sold followed the same trend.




 

Month-Over-Month (December 2021 vs November 2021) All Residential Homes


The Housing Price Index (HPI) showed a 3.3% month-over-month increase of from November 2021.


Simcoe County

397 residential units were sold in Simcoe County last month—a 36.8% decrease from November 2021. During the same time a year ago (November 2020 to December 2020), there was an 29.3% decrease in the number of units sold.


The average price of residential units sold last month was $869,754—a 3.5% increase from November 2021. This growth was less than the month-over-month change in average price a year ago (+7.3%).


City of Barrie

136 units were sold last month within the City of Barrie, which was 32.0% less than the number of units sold the month prior. A year ago, the number of units sold between December and November decreased 25.4%.


The average price of units sold within Barrie during December 2021 was $854,437. This was 2.7% more than the average price during November 2021. In comparison, the average price of units sold between December 2020 and November 2020 increased 9.4%.


City of Barrie – Apartments & Condos

21 apartment and condo units were sold in Barrie last month—22.2% less than the number of units sold in November 2021. The average price of apartment and condo units sold in the City of Barrie last month was $605,429—9.3% more than the average price in November 2021.


Simcoe County Excluding Barrie

In Simcoe County Excluding Barrie last month, 261 units were sold. This was 39.0% less than the number of units sold during November 2021. At the same time a year ago, there was an 31.2% decrease in the number of units sold outside of Barrie.


The average price of units sold in the areas outside of Barrie last month was $877,736. This was 3.9% more than the month prior. Between December 2020 and November 2020, the average price of units sold outside of Barrie increased 6.5%.


Innisfil

31 residential units were sold in Innisfil last month—a 26.2% decrease from November 2021. During the same period a year ago (November 2020 to December 2020), there was a 6.7% increase in the number of units sold. The average price of residential units sold in Innisfil last month was approximately $1,120,731—a 13.2% increase from November 2021. In comparison, there was a 1.8% increase in average price from November to December in 2020.


Orillia

35 residential units were sold in Orillia last month — a 28.6% decrease from November 2021. During the same period a year ago (November 2020 to December 2020), there was an 35.1% decrease in the number of units sold. The average price of residential units sold in Orillia last month was approximately $703,803—a 1.6% increase from November 2021. The average price a year ago decreased 3.3% from November to December.


Essa

In Essa last month, 13 residential units were sold. This was 58.1% less than the month prior. During the same period a year ago, there was 46.3% fewer units sold. The average price of residential units sold in Essa last month was $801,223— a 9.6% decrease from November 2021. This time last year, the average price increased 12.0% from November 2020 to December 2020.

 

Year-to-Date (YTD) (December 2021 YTD vs. December 2020 YTD)

All Residential Homes


Simcoe County

9862 residential units were sold in Simcoe County during December 2021 Year-To-Date (YTD) (January 1st, 2021 – December 31st, 2021). This was 5.8% more than what was sold during the same timeframe last year (January 1st, 2020 – December 31st, 2020). The average price of residential units sold during December 2021 YTD was $790,205. This was 32.0% greater than the average price during the same timeframe last year.


City of Barrie

3277 units were sold in the City of Barrie during December 2021 YTD. This was an 9.0% growth from the same timeframe last year. This growth was greater than the growth in total Simcoe County (+5.8%).


The average price of units sold within the City of Barrie during December 2021 YTD was $744,837. This was 30.9% more than the same timeframe last year. This growth was less than what was seen in the total Simcoe region (+32.0%). During December 2021 YTD, Barrie accounted for 33.2% of residential properties sold. This was 1.0 share points more than the same timeframe during 2020.


City of Barrie – Apartments & Condos

463 apartment and condo units were sold in Barrie during December 2021 YTD—9.7% more than the number of units sold in December 2020 YTD. The average price of apartment and condo units in the City of Barrie this year was $501,238. This was 22.5% more than the average price during the same timeframe last year.


Simcoe County Excluding Barrie

6585 residential units were sold in the areas outside of Barrie during December 2021 YTD. This was 4.2% more than the number of units sold during December 2020 YTD. This growth in number of units sold was less than the growth seen in the total Simcoe region (+5.8%).


The average price of units sold during this time was $812,782. This was 32.6% greater than what was seen during December 2020 YTD. This growth was greater than that of total Simcoe (+32.0%). During December 2021 YTD, Simcoe County Excluding Barrie accounted for 66.8% of residential properties sold. This was 1.0 share points less than the same timeframe during 2020.


Innisfil

722 residential units were sold in Innisfil during December 2021 YTD. This was 6.5% more than what was sold during the same timeframe last year (January 1st, 2020 – December 31st, 2020). The average price of residential units sold in December 2021 YTD was $872,272. This was 43.0% greater than the average price during the same timeframe last year. During this time, Innisfil accounted for 7.3% of sales in Simcoe County—a 0.0 share point change from the same timeframe last year.


Orillia

744 residential units were sold in Orillia from the beginning of 2021 to December 31st, 2021. This was 4.5% more than what was sold during the same timeframe last year (January 1st, 2020 – December 31st, 2020). The average price of residential units sold during December 2021 YTD was $643,241. This was 36.1% greater than the average price during the same timeframe last year. During December 2021 YTD, Orillia accounted for 7.5% of sales in Simcoe County, 0.1 share points less compared to Orillia’s share in December 2020 YTD.


Essa

424 residential units were sold in Essa during December 2021 YTD. This was 7.6% more than what was sold during the same timeframe last year (January 1st, 2020 – December 31st, 2020). The average price of residential units sold in December 2021 YTD was $814,402. This was 32.3% greater than the average price during the same timeframe last year. During this time, Essa accounted for 4.3 of sales in Simcoe County— 0.1 share points more than the same timeframe last year.

The Housing Price Index (HPI) showed a 38.8% year-over-year increase between December 2021 and December 2020.


Simcoe County

397 residential units were sold in Simcoe County last month—22.5% less than the same time last year. As well, the average price of residential units sold was $869,754, which was 24.7% greater than that of December 2020.


City of Barrie

136 residential units were sold during December 2021 within Barrie. This was 24.0% less than the number of units sold during December 2020. This decline was greater than that of total Simcoe County (-22.5%).


The average price of residential Barrie units sold during December 2021 was $854,437—29.2% greater than the average price of units sold during December 2020. This growth was greater than the average-price growth of total Simcoe County (+24.7%). Sales in Barrie accounted for 34.3% of residential sales in Simcoe County last month. This was 0.7 share points less than the same time last year.


City of Barrie – Apartments & Condos

21 apartment and condo units were sold in Barrie during December 2021 — 27.6% less than the number of units sold in December 2020. The average price of apartment and condo units in the City of Barrie during December 2021 was $605,429. This was 41.9% more than the average price during the same time last year.


Simcoe County Excluding Barrie

261 residential units were sold outside of Barrie during December 2021, and this was 21.6% less than the number of units sold during December 2020. This decline was less than the 22.5% decline in the total Simcoe region.


The average price of units sold in Simcoe County Excluding Barrie last month was $877,736. This was a 22.5% increase in the average price, year-over-year. This growth was less than what was found in total Simcoe County (+24.7%). Residential property sales outside of Barrie accounted for 65.7% of sales in Simcoe County last month. This was 0.7 share points greater than the same time last year.


Innisfil

31 residential units were sold in Innisfil during December 2021, and this was 35.4% less than the number of units sold during December 2020. This decline was greater than the 22.5% decline seen in the total Simcoe region. The average price of units sold in Innisfil last month was approximately $1,120,731. This was a 59.9% increase in the average price, year-over-year. This growth was greater than what was found in total Simcoe County (+24.7%). Sales in Innisfil accounted for 7.8% of sales in Simcoe County during December 2021. This was 1.6 share points less from Innisfil’s share of sales during the same time last year.


Orillia

35 residential units were sold in Orillia during December 2021, and this was 5.4% less than the number of units sold during December 2020. This decline was less than the 22.5% decline seen in the total Simcoe region. The average price of units sold in Orillia last month was approximately $703,803. This was a 40.2% increase in the average price, year-over-year. This growth was greater than what was found in total Simcoe County (+24.7%). Orillia’s sales made up 8.8% of sales in Simcoe County. This was 1.6 share points more than the same time last year.


Essa

13 residential units were sold in Essa during December 2021, and this was 40.9% less than the number of units sold during December 2020. This decline was greater than the 22.5% decline seen in the total Simcoe region. The average price of units sold in Essa last month was approximately $801,223. This was a 6.9% increase in the average price, year-over-year. This growth was greater than what was found in total Simcoe County (+24.7%). Sales in Essa accounted for 3.3% of sales in Simcoe County during December 2021. This was 1.0 share points less than Essa’s share of sales during the same time last year.
