The Barrie & District Association of REALTORS® (BDAR) reports a dynamic performance in Simcoe County's real estate market for September 2024, showing year-over-year growth and steady month-over-month changes as market conditions continue to evolve.
In September 2024, home sales in Simcoe County totaled 564 units, an 11.9% increase from the 504 sales in September 2023. Month-over-month, sales saw a modest rise of 0.71% compared to August 2024. The average sale price for the month reached $858,422, a 4.36% year-over-year increase and a 4.15% rise from the previous month, indicating a sustained upward trend in property values.
New listings surged in September 2024, with 2,045 properties hitting the market, marking a 7.92% year-over-year increase and a notable 21.36% rise from August 2024. Active listings followed a similar pattern, climbing 29.91% year-over-year to 3,661, while also increasing by 5.78% month-over-month. The months of inventory expanded to 6.49 months, reflecting a more balanced market with greater opportunities for buyers.
