CREA Stats: September 2022 Barrie & District Home Sales

Barrie & District Association of REALTORS® MLS® home sales come in below average in September


The number of homes sold through the MLS® System of the Barrie & District Association of REALTORS® totaled 332 units in September 2022. This was a substantial decline of 24.5% from September 2021.


Home sales were 20.8% below the five-year average and 21.8% below the 10-year average for the month of September.


On a year-to-date basis, home sales totaled 3,365 units over the first nine months of the year. This was a sharp decrease of 33.1% from the same period in 2021.


Within the City of Barrie, residential sales activity numbered 177 units in September 2022. This was down sharply by 23.7% on a year-over-year basis.


Sales activity in surrounding areas was down sharply by 25.5% on a year-over-year basis and totaled 155 units in September 2022.


"Home sales in our region are still well below average levels for this time of year but have picked up on a monthly basis compared to the little activity we had over the summer," said Luc Woolsey, President of the Barrie & District Association of REALTORS®. "New listings are holding up remarkably well, a good sign that sellers have not fled the market and are continuing to list their properties. Because of lower demand over the past several months, overall supply levels are moving up from record lows. If this trend continues, buyers will once again have ample selection to choose from."


The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price was $800,900 in September 2022, edging down 0.2% compared to September 2021.


The benchmark price for single-family homes was $841,100, down only 0.1% on a year-over-year basis in September. By comparison, the benchmark price for townhouse/row units was $557,400, nearly unchanged, up only 0.6% compared to a year earlier, while the benchmark apartment price was $538,200, an increase of 5.3% from year-ago levels.


The average price of homes sold in September 2022 was $817,645, down modestly by 2.4% from September 2021.


The more comprehensive year-to-date average price was $953,759, an increase of 17.8% from the first nine months of 2021.


The year-to-date average price figure for homes sold within the City of Barrie in September 2022 was $854,797. This was a sizable gain of 16.9% compared to the same month in 2021.


The year-to-date average price figure in surrounding areas in September 2022 was $1,055,525, a sizable gain of 17.1% compared to the same month in 2021.


The Barrie & District Association of REALTORS® cautions that over time the use of average price information can be useful in establishing trends but does not indicate actual prices in widely divergent areas or account for price differentials between geographical areas.


The dollar value of all home sales in September 2022 was $271.5 million, a big reduction of 26.3% from the same month in 2021.


The number of new listings saw a substantial gain of 44.3% from September 2021. There were 818 new residential listings in September 2022.


New listings were 9.2% above the five-year average and 13.5% above the 10-year average for the month of September.


Active residential listings numbered 1,087 units on the market at the end of September, more than double the levels from a year earlier, surging 206.2% from the end of September 2021.


Active listings were 12.4% above the five-year average and 3.2% above the 10-year average for the month of September.


Months of inventory numbered 3.3 at the end of September 2022, up from the 0.8 months recorded at the end of September 2021 and above the long-run average of 2.7 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
