February 2019 Market Statistics

March 6th, 2019 – The February 2019 sales information is in, and residential property sales recorded through the Matrix™ System for the Barrie and District Association of REALTORS® Inc. (BDAR) region showed that residential property sales were mostly coming from the areas outside of Barrie. In February 2018, the majority of units sold came from within the City of Barrie. This shift is due to both significant growth from the Simcoe County excluding Barrie region and declines in Barrie.


Month-Over-Month (February 2019 vs January 2019) All Residential Homes


Simcoe County

277 units were sold in Simcoe County in February, and this was 20.7% greater than the number of units sold the month prior (January 2019). This is slightly greater than the growth between January and February in 2018, which was approximately +20.5%.


The average price of homes in Simcoe County in February 2019 was $507,706. This was 4.5% greater than the average price of units sold in January. This January-to-February growth is much greater than that of 2018, where the average price only rose by approximately 0.3%.


City of Barrie

107 units were sold within the City of Barrie last month—a 4.9% growth from January 2019. This growth is significantly less than the growth experienced during the same time in 2018, where the number of units sold grew by approximately 25.7% from January to February.


The average price of homes in Barrie during February was $475,832, which is 4.5% greater than the average price of units sold the month prior. This contrasts the slight decline faced in January 2018 going into February 2018, where the average price declined by 6.0%.


Simcoe County Excluding Barrie

170 units were sold outside of Barrie in February. This is 33.9% more units sold than in January 2019. This growth in month-to-month sales is significantly greater than the same time last year. In February 2018, the number of units sold only grew 14.7% in comparison to January 2018.


The average price of units sold in February 2019 was $528,327. This is 3.6% greater than the average price the month before. This month-to-month growth surpasses that of the same time last year. The January-toFebruary growth in 2018 was 4.0%.


Year-To-Date (YTD) (February 2019 YTD vs February 2018 YTD) All Residential Homes


Simcoe County

The number of units sold in February 2019 Year-To-Date (YTD) (January 1st, 2019-February 28th, 2019) was 510. This is 7.6% greater than the number of units sold in February 2018 YTD (January 1st, 2018-February 28th, 2018). The average price during February 2019 YTD was $495,344, which is 2.2% less than that of the same timeframe in 2018.


City of Barrie

212 units were sold during February 2019 YTD. This is 16.9% less than the number of units sold during the same time last year. This decline contrasts the growth seen in total Simcoe County (+7.6%).


During this time, the average price was $467,160, which is 1.7% less than the average price of units sold during February 2018 YTD. This decline is in line with the trend seen in the over Simcoe region (-2.2%).


During February 2019 YTD, Barrie accounted for 41.6% of units sold in all of Simcoe County. This is 12.2 share points less than that of February 2018 YTD.


Simcoe County Excluding Barrie

During February 2019 YTD, 298 units were sold in the areas outside of Barrie. This is 36.1% greater than the number of units sold during the same time last year. This growth is significantly greater than the growth of total Simcoe County (+7.6%).


Additionally, the average price of all units sold so far this year is $516,057in Simcoe County excluding Barrie. This average price is 2.8% less than the average price of February 2018 YTD. This decline is slightly greater than the decline seen in total Simcoe County (-2.2%).


The number of units sold in Simcoe County excluding Barrie accounted for 58.4% of sales in the year so far. This is 12.2 share points greater than what was seen during the same time last year.


Year-Over-Year (February 2019 vs February 2018) All Residential Homes


Simcoe County

The number of units sold increased 6.9% as compared to the year before. A total of 277 units were sold in February. However, the average price of units sold remained stagnant at approximately +1.3%, with the average price of units sold at $507,706.


City of Barrie

Within the City of Barrie, the number of units sold declined 24.6% from February 2018. This contrasts the steady growth in total Simcoe County (+6.9%). A total of 107 units were sold within Barrie during February 2019.


The average price of the units sold in Barrie last month was $475,832. This average price is approximately the same as last year, with only approximately 2.9% growth. This growth is greater than the total Simcoe region (+1.3%).


Residential sales in Barrie accounted for 38.6% of the units sold in Simcoe County. This is 16.2 share points less than what Barrie accounted for in February 2018.


Simcoe County Excluding Barrie In the areas of Simcoe County excluding Barrie, there were a total of 170 units sold during February 2019. This is a 45.3% growth from the same time last year. This growth is much greater than the total growth in Simcoe County (+6.9%).


The average price of units sold outside of Barrie was $528,327 last month, and this is 0.2% greater than the average price in February 2018. This growth is along the same lines as the stagnant growth of the total Simcoe region (+0.2%).


Residential property sales in Simcoe County excluding Barrie accounted for 61.4% of all residential property sales in Simcoe County last month. This is 16.2 share points greater than that of February 2018.
