February 6th, 2019 – The January 2019 sales information is in and residential property sales recorded through the Matrix™ System for the Barrie and District Association of REALTORS® Inc. (BDAR) region showed an increase in the number of properties sold. While the average price of units sold continued to decline in the residential market, there was however, a large increase in the number and the average price of apartment units sold. More detailed information on all residential homes, month-over month can be found below.
Month-Over-Month (January 2019 vs December 2018) All Residential Homes
Simcoe County
231 units were sold in Simcoe County in January, and this is 17.3% greater than the month prior (December 2018). This is greater than the month-to-month growth the year prior (January 2018 vs December 2017), where the number of units sold declined by approximately 6.9%. Average price of residential properties in Simcoe County this month was $485,328. This is 0.8% greater than the average price during December 2018.
City of Barrie
Within the City of Barrie, 103 units were sold during the month of January 2019. This is consistent with the month prior. In comparison, the month-to-month change a year prior was -14.4%.
The average price of homes within the City of Barrie last month was $452,518. This is 2.5% less than the average price of homes the month prior. And this contrasts the month-to-month change a year prior, where average price grew 9.1%.
Simcoe County Excluding Barrie
Outside of Barrie, 128 units were sold in January 2019. This is a 33.3% growth in comparison to December 2018. Comparing it to the month-to-month change in January 2018, the number of units sold only grew 3.0% from December 2017. The average price of homes outside of Barrie in January 2019 was $493,449, and this is a 1.3% growth from the December.
Year-Over-Year (January 2019 vs. January 2018) - All Residential Homes
Simcoe County
The number of units sold in Simcoe County increased 7.4% in January this year as compared to January 2018. A total of 231 units were sold. However, the average price of residential units sold declined by 1.5% during this time frame, with the average price of units sold approximately $485,328.
City of Barrie
Within the City of Barrie 103 units were sold in the month of January 2019. This is an 8.8% decline from the number of units sold in January 2018. This decline contrasts the growth in the total Simcoe region (+7.4%).
The City of Barrie in January 2019 had an average price of $452,518 for the units sold. This is 6.8% less than the average price one year before. This decline is also greater than the decline seen in the total Simcoe region (-1.5%).
Residential sales in Barrie accounted for 44.6% of sales in the Simcoe region in January. Compared to 2018, this is an 8.0 share point decline.
Simcoe County Excluding Barrie
Outside of Barrie, the number of units sold increased 25.5% from last year to 128 units sold. This is significantly greater than the year-over-year growth in the total Simcoe Region (+7.4%).
The average price outside of Barrie declined 0.8% last month as compared to January 2018. The average price of units sold outside of Barrie was $493,449. This decline is approximately 0.8% and almost the same as the decline seen in the total Simcoe region (-1.5%).
Residential sales in Simcoe excluding Barrie accounted for 55.4% of residential sales in Simcoe County last month. This is 8.0% share points more than the same time last year.
