July 2020 Statistics



August 11th, 2020 – The July 2020 sales information is in, and residential property sales recorded through the Matrix™ System for the Barrie and District Association of REALTORS® (BDAR) region showed a very strong year-over-year growth and a moderate month-over-month growth.


The Housing Price Index (HPI) showed a month-over-month increase of 0.9% from June 2020.


 


Month-Over-Month (July 2020 vs June 2020) All Residential Homes


Simcoe County

792 residential units were sold in Simcoe County last month—a 9.2% increase from June 2020. During the same time a year ago (June 2019 to July 2019), there was a 2.4% increase in the number of units sold.


The average price of residential units sold last month was $592,037—a 3.9% increase from June 2020. In contrast, the average price a year ago decreased 1.2% from June to July.


City of Barrie

377 units were sold last month within the City of Barrie, which was 16% more than the number of units sold the month prior. A year ago, the number of units sold between July and June decreased 2.2%.


The average price of units sold within Barrie during July 2020 was $571,875. This was 3.6% more than the average price during June 2020. In contrast, the average price of units sold between July 2019 and June 2019 decreased by 3.8%.

Simcoe County Excluding Barrie

In Simcoe County Excluding Barrie last month, 415 units were sold. This was 3.8% more than the number of units sold during June 2020. In the same time a year ago, there was a 6.4% increase in the number of units sold outside of Barrie.


The average price of units sold in the areas outside of Barrie last month was $602,243. This was 1.6% more than the month before. Between July 2019 and June 2019, the average price of units sold outside of Barrie declined 0.1%.

Innisfil

90 residential units were sold in Innisfil last month—a 40.6% increase from June 2020. During the same period, a year ago (June 2019 to July 2019), there was a 5.4% decrease in the number of units sold.


The average price of residential units sold for Innisfil last month was approximately $572,746 —a 9.1% increase from June 2020. In contrast, the average price a year ago decreased by 2.9% from June to July.

Orillia 49 residential units were sold in Orillia last month—a 6.5% increase from June 2020. During the same period, a year ago (June 2019 to July 2019), there was a 30.4% decrease in the number of units sold.


The average price of residential units sold for Orillia last month was approximately $470,437 —a 3.0% increase from June 2020. In contrast, the average price a year ago increased by 5.2% from June to July.

 

Year-To-Date (YTD) (July 2020 YTD vs July 2019 YTD)

All Residential Homes


Simcoe County

3394 residential units were sold in Simcoe County Year-To-Date (YTD) (January 1st, 2020 – July 31st, 2020). This was 16.3% more than what was sold during the same timeframe last year (January 1st, 2019 – July 31st, 2019).


The average price of residential units sold YTD was $564,793. This was 9.7% greater than the average price during the same timeframe last year.


City of Barrie

1621 units were sold in the City of Barrie in 2020 YTD. This was a 21.6% growth from the same timeframe last year. This growth was greater than the increase in total Simcoe County (+16.3%).


The average price of units sold within the City of Barrie in 2020 YTD was $541,553. This was 11.3% more than the same timeframe last year, and this growth was greater than what was seen in the total Simcoe region (+9.7%). As of July 31, Barrie accounted for 47.6% of residential properties sold. This was 2.1 share points more than the same timeframe during 2019.


Simcoe County Excluding Barrie

1773 residential units were sold in the areas outside of Barrie YTD as of July 31. This was 11.9% more than the number of units sold in 2019 YTD. This growth in number of units sold was less than the growth seen in the total Simcoe region (+16.3%).


The average price of units sold during this time was $592,008. This was 10.3% greater than what was seen in 2019 YTD. This growth was slightly less than that of total Simcoe (+9.7%). 2020 YTD, Simcoe County Excluding Barrie accounted for 52.4% of residential properties sold. This was 2.1 share points less than the same timeframe during 2019.


Innisfil

367 residential units were sold in Innisfil YTD as of July 31 (January 1st, 2020 – July 31st, 2020). This was 8.2% more than what was sold during the same timeframe last year (January 1st, 2019 – July 31st, 2019).


The average price of residential units sold in 2020 YTD was $546,966. This was 8.9% greater than the average price during the same timeframe last year.


Orillia

199 residential units were sold in Orillia YTD as of July 31. This was 12.4% more than what was sold during the same timeframe last year (January 1st, 2019 – July 31st, 2019).


The average price of residential units sold YTD was $451,506. This was 2.2% greater than the average price during the same timeframe last year.

 

Year-Over-Year (June 2020 vs June 2019)

All Residential Homes


The Housing Price Index (HPI) showed a year-over-year increase of 0.9% between July 2020 and July 2019.

Simcoe County

792 residential units were sold in Simcoe County last month—56.8% greater than the same time last year. As well, the average price of residential units sold was $592,037 which was 16.5% greater than that of July 2019.

City of Barrie

377 residential units were sold during July 2020 within Barrie. This was 68.3% more than the number of units sold during July 2019. This growth was more than that of total Simcoe County (+56.8%).


The average price of residential Barrie units sold during July 2020 was $571,875—20.4% greater than the average price of units sold during July 2019. This growth was slightly more than the average price growth of total Simcoe County (+16.5%).

Sales in Barrie accounted for 47.6% of residential sales in Simcoe County last month. This was 3.3 share points more than the same time last year.

Simcoe County Excluding Barrie

415 residential units were sold outside of Barrie during July 2020, and this was 47.7% more than the number of units sold during July 2019. This growth was less than the 56.8% growth seen in the total Simcoe region.


The average price of units sold in Simcoe County Excluding Barrie last month was $602,243. This was a 14.5% increase in the average price, year-over-year. This growth was slightly less than what was found in total Simcoe County (+16.5%).

Residential property sales outside of Barrie accounted for 52.4% of sales in Simcoe County last month. This was 3.3 share points less than the same time last year.

Innisfil

90 residential units were sold in Innisfil during July 2020, and this was 69.8% more than the number of units sold during July 2019. This growth was greater than the 56.8% growth seen in the total Simcoe region.


The average price of units sold in Innisfil last month was approximately $572,746. This was an 18.9% increase in the average price, year-over-year. This growth was slightly less than what was found in total Simcoe County (+16.5%).

Orillia

49 residential units were sold in Orillia during July 2020, and this was 53.1% more than the number of units sold during July 2019. This growth was slightly less than the 56.8% growth seen in the total Simcoe region.


The average price of units sold in Orillia last month was approximately $470,437. This was a 4.9% increase in the average price, year-over-year. This growth was slightly less than what was found in total Simcoe County (+16.5%).
