July 8th, 2019 – The June 2019 sales information is in, and residential property sales recorded through the Matrix™ System for the Barrie and District Association of REALTORS® Inc. (BDAR) region showed that the average price of units sold year-over-year remained balanced, and year-to-date units sold and average price has increased throughout all of the Greater Simcoe Region, including Barrie.
The Housing Price Index (HPI) showed a slight month-over-month increase of 0.8% from May 2019. However, the HPI declined 2.4% from June of last year.

All Residential Homes
Simcoe County
495 residential units were sold in Simcoe County last month, and this was a 2.6% decline from the month before (May 2019). During the same time last year (May 2018 to June 2018), there was a 22.7% growth in the number of units sold.
The average price of residential units sold in the month of June was $511,008—a 1.5% decrease from May 2019. In comparison, the average price during 2018 in this time frame declined 0.3%.
City of Barrie
232 units were sold last month within the City of Barrie, which was 5.3% less than the number of units sold the month prior. This contrast 2018, where the number of units sold increased 39.2% between May and June.
The average price of residential units sold in Barrie last month was $493,997, and this was 0.2% increase from May 2019. During 2018, the price of units sold decreased by 1.0% between May and June.
Simcoe County Excluding Barrie
In Simcoe County Excluding Barrie last month, 263 units were sold. This was equal to the number of units sold during May 2019. For reference, the number of units sold between May 2018 and June 2018 grew 8.0%.
The average price of units sold in the areas outside of Barrie last month was $527,658. This was 2.6% less than the month before. Additionally, the average price outside of Barrie during 2018 grew 3.5% during this same time-frame.
Year-To-Date (YTD) (June 2019 YTD vs June 2018 YTD)
All Residential Homes
Simcoe County
2420 residential units were sold in Simcoe County during June 2019 YTD (January 1st, 2019 – June 30th, 2019). This was 13.4% greater than the same time-frame last year (January 1st, 2018 – June 30th, 2018).
The average price of residential units sold during this time was $519,790. This was 3.6% greater than the average price during the same time last year.
City of Barrie
1113 units were sold in the City of Barrie last month during June 2019 YTD. This was a 4.6% growth year-over-year. This growth was less than the year-over-year growth of total Simcoe County (13.4%)
The average price of units sold within the City of Barrie during June 2019 YTD was $489,275. This was 1.7% more than the same time last year, and this growth was less than what was seen in the whole Simcoe region (+3.6%)
During June 2019 YTD, Barrie accounted for 46% of residential properties sold. This was 3.9 share points less than the same time-frame during 2018.
Simcoe County Excluding Barrie
1307 units were sold in the areas outside of Barrie during June 2019 YTD. This was 22.1% greater than the number of units sold during 2018. This growth in number of units sold was much greater than that of the total Simcoe region (+13.4%)
The average price of units sold during this time was $543,683. This was 4.0% greater than what was seen during 2018. This growth was also greater than that of total Simcoe (+3.6%)
During June 2019 YTD, Simcoe County Excluding Barrie accounted for 54% of residential properties sold. This was 3.9 share points more than the same time-frame during 2018.
