June 2020 Statistics



July 10, 2020 The June 2020 sales information is in, and residential property sales recorded through the Matrix™ System for the Barrie and District Association of REALTORS® Inc. (BDAR) region showed a strong year-over-year and month-over-month growth.

The Housing Price Index (HPI) showed a month-over-month increase of 1.0% from May 2020.


 


Month-Over-Month (June 2020 vs May 2020) All Residential Homes


Simcoe County

725 residential units were sold in Simcoe County last month—a 62.9% increase from May 2020. During the same time a year ago (May 2019 to June 2019), there was a 3.0% decrease in the number of units sold.


The average price of residential units sold last month was $569,982—a 3.1% increase from May 2020. In contrast, the average price a year ago decreased 0.1% from May to June.


City of Barrie

325 units were sold last month within the City of Barrie, which was 53.3% more than the number of units sold the month prior. A year ago, the number of units sold between June and May decreased 7.3%.


The average price of units sold within Barrie during June 2020 was $552,164. This was 6.2% more than the average price during May 2020. In contrast, the average price of units sold between June 2019 and May 2019 increased by 0.5%.


Simcoe County Excluding Barrie

In Simcoe County Excluding Barrie last month, 400 units were sold. This was 71.7% more than the number of units sold during May 2020. During the same time a year ago, there was a 1.1% increase in the number of units sold outside of Barrie.


The average price of units sold in the areas outside of Barrie last month was $592,550. This was 2.1% more than the month before. Between June 2019 and May 2019, the average price of units sold outside of Barrie declined 2.9%.


Innisfil

64 residential units were sold in Innisfil last month—a 18.5% increase from May 2020. During the same period, a year ago (May 2019 to June 2019), there was a 3.7% increase in the number of units sold.


The average price of residential units sold for Innisfil last month was approximately $525,189 —a 1.0% increase from May 2020. In contrast, the average price a year ago increased by 3.8% from May to June.


Orillia

46 residential units were sold in Orillia last month—a 91.7% increase from May 2020. During the same period, a year ago (May 2019 to June 2019), there was a 76.9% increase in the number of units sold.


The average price of residential units sold for Orillia last month was approximately $456,579 —a 9.7% increase from May 2020. In contrast, the average price a year ago decrease by 4.5% from May to June.

 

Year-To-Date (YTD) (June 2020 YTD vs June 2019 YTD)

All Residential Homes


Simcoe County

2599 residential units were sold in Simcoe County during June 2020 Year-To-Date (YTD) (January 1st, 2020 – June 30st, 2020). This was 7.7% more than what was sold during the same timeframe last year (January 1st, 2019 – June 30st, 2019). The average price of residential units sold during June 2020 YTD was $554,680. This was 8.8% greater than the average price during the same timeframe last year.


City of Barrie

1241 units were sold in the City of Barrie during June 2020 YTD. This was a 11.9% growth from the same timeframe last year. This growth was greater than the increase in total Simcoe County (+7.7%).


The average price of units sold within the City of Barrie during June 2020 YTD was $528,692. This was 8.9% more than the same timeframe last year, and this growth was greater than what was seen in the total Simcoe region (+8.8%). During June 2020 YTD, Barrie accounted for 47.7% of residential properties sold. This was 1.8 share points more than the same timeframe during 2019.


Simcoe County Excluding Barrie

1358 residential units were sold in the areas outside of Barrie during June 2020 YTD. This was 4.1% more than the number of units sold during June 2019 YTD. This growth in number of units sold was less than the growth seen in the total Simcoe region (+7.7%).


The average price of units sold during this time was $567,269. This was 7.2% greater than what was seen during June 2019 YTD. This growth was slightly less than that of total Simcoe (+8.8%). During June 2020 YTD, Simcoe County Excluding Barrie accounted for 52.3% of residential properties sold. This was 1.8 share points less than the same timeframe during 2019.


Innisfil

279 residential units were sold in Innisfil during June 2020 Year-To-Date (YTD). This was 3.1% less than what was sold during the same timeframe last year. The average price of residential units sold during June 2020 YTD was $514,026. This was 2.3% greater than the average price during the same timeframe last year.


Orillia

46 residential units were sold in Orillia last month—a 91.7% increase from May 2020. During the same period, a year ago (May 2019 to June 2019), there was a 76.9% increase in the number of units sold.


The average price of residential units sold for Orillia last month was approximately $456,579 —a 9.7% increase from May 2020. In contrast, the average price a year ago decrease by 4.5% from May to June.

The Housing Price Index (HPI) showed a year-over-year increase of 11.9% between June 2020 and June 2019.


Simcoe County

725 residential units were sold in Simcoe County last month—47.1% greater than the same time last year. As well, the average price of residential units sold was $569,982 which was 10.8% greater than that of June 2019.

City of Barrie

325 residential units were sold during June 2020 within Barrie. This was 41.9% more than the number of units sold during June 2019. This growth was less than that of total Simcoe County (+47.1%).


The average price of residential Barrie units sold during June 2020 was $552,164—11.8% greater than the average price of units sold during June 2019. This growth was slightly more than the average-price growth of total Simcoe County (+10.8%). Sales in Barrie accounted for 44.8% of residential sales in Simcoe County last month. This was 1.6 share points less than the same time last year.


Simcoe County Excluding Barrie

400 residential units were sold outside of Barrie during June 2020, and this was 51.5% more than the number of units sold during June 2019. This growth was greater than the 47.1% growth seen in the total Simcoe Region.


The average price of units sold in Simcoe County Excluding Barrie last month was $592,550. This was a 12.5% increase in the average price, year-over-year. This growth was greater than what was found in total Simcoe County (+10.8%). Residential property sales outside of Barrie accounted for 55.2% of sales in Simcoe County last month. This was 1.6 share points more than the same time last year.

Innisfil

64 residential units were sold in Innisfil last month—14.3% greater than the same time last year. As well, the average price of residential units sold was $525,189 which was 5.8% greater than that of June 2019.


Orillia

46 residential units were sold in Orillia last month—39.4% greater than the same time last year. As well, the average price of residential units sold was $456,579 which was 7.2% greater than that of June 2019.
