March 2019 Market Statistics


April 3rd, 2019 – The March 2019 sales information is in, and residential property sales recorded through the Matrix™ System for the Barrie and District Association of REALTORS® Inc. (BDAR) region showed that residential property sales were up from March of last year. This growth was equally due to both the Barrie and Simcoe Excluding Barrie regions. Additionally, average price was also up, with Simcoe Excluding Barrie contributing more than Barrie.



 




Month-Over-Month (March 2019 vs February 2019)

All Residential Homes

Simcoe County

405 units were sold in Simcoe County in March, and this was 46.2% greater than the number of units sold the month prior (February 2019). This was slightly greater than the growth between February and March in 2018, (+41.3%)


The average price of homes in Simcoe County in March 2019 was $513,501. This was 1.1% greater than the average price of units sold in February 2019. The 2019 February-to-March growth contrasted the decline during the same time frame faced in 2018 (-1.8%).


City of Barrie

195 units were sold within the City of Barrie last month—a 82.2% growth from February 2019. This growth was significantly greater than what was experienced during the same time frame in 2018, where the number of units sold grew 22.5%.


The average price of homes in Barrie was $494,488, which was 3.9% greater than the average price of units sold the month prior. This was slightly less than the growth in February 2018 going into March 2018, where the average price increased by 4.6%.


Simcoe County Excluding Barrie

210 units were sold outside of Barrie in March. This was 23.5% more units sold than in February 2019. This growth in month-to-month sales was significantly less than that of the same time frame last year. In March 2018, the number of units sold grew 64.1% in comparison to February 2018.

The average price of units sold in March 2019 was $558,396. This was 5.7% greater than the average price the month before. This month-to-month change contrasts the decline seen the same time frame last year (-6.5%).

Simcoe County

The number of units sold increased 10.7% as compared to the year before. A total of 405 units were sold in March. The average price of units sold was also strong, increasing 4.4%, with the average price of units sold at $513,501.


City of Barrie

Within the City of Barrie, the number of units sold grew 12.1% from March 2018. This was in line with the growth in total Simcoe County (+10.7%). A total of 195 units were sold within Barrie during this time


The average price of the units sold in Barrie last month was $ $494,488. This average price was similar to last year, with a 2.38% growth. This growth was less than what the total Simcoe region saw (+4.4%).


Residential sales in Barrie accounted for 48.1% of the units sold in Simcoe County this month. There was a 0.6 share point change from what was seen in March 2018.


Simcoe County Excluding Barrie

In the areas of Simcoe County excluding Barrie, there were a total of 210 units sold during March 2019. This was a 9.4% growth from the same time last year. This growth was slightly greater than the total growth in Simcoe County (+10.7%).


The average price of units sold outside of Barrie was $558,396 last month, and this was 13.2% greater than the average price in March 2018. This growth was greater than the growth in total Simcoe region (+4.4%).


Residential property sales in Simcoe County excluding Barrie accounted for 51.9% of all residential property sales in Simcoe County last month. There was a 0.6 share point change from what was seen in March 2018.
