May 2019 Statistics


June 6th, 2019 – The May 2019 sales information is in, and residential property sales recorded through the Matrix™ System for the Barrie and District Association of REALTORS® Inc. (BDAR) region showed that in Simcoe County, the number of units sold remained balanced from last month, with an increase in average price.


 

Month-Over-Month (May 2019 vs April 2019)

All Residential Homes


Simcoe County

508 residential units were sold in Simcoe County last month. This was 2.6% greater than the month before (April 2019). During the same time last year (April 2018 to May 2018), there was 0% change in the number of units sold month over month.

The average price of the units sold in May was $518,891. This was 1.7% greater than the month before. This growth in average price is less than what was seen during the same time last year (+6.0%).


City of Barrie

Within Barrie during May 2019, 245 units were sold. This is 9.9% greater than the number of units sold the month prior. This growth is greater than in the same timeframe in 2018, where sales only grew 3.3% from April to May.


The average price of residential unit homes sold in the City of Barrie last month was $493,083. This was a 1.5% increase when compared to April 2019. The average price for Barrie grew by 4.2% during the same timeline in the year 2018.


Simcoe County Excluding Barrie

In Simcoe County excluding Barrie last month, 263 units were sold. This is down 3.3% from April 2019. This decline is greater than the decline from April 2018 to May 2018, where the number of sales declined 2.8%.


The average price of units sold in May was $541,820. This is 3.6% greater than the month prior. And this growth is slightly less than that of last year, where the average price increased 3.3% between April and May of 2018.


 

Year-Over-Year (May 2019 vs May 2018)

All Residential Homes

Simcoe County

508 units were sold last month, and this was 26.7% greater than the same time last year. The average price of units sold in May was $518,891 — 3.9% greater than last year.


City of Barrie

245 units were sold within the City of Barrie last month — 29.6% greater than May 2018. This growth was greater than the growth in number of sales seen in the whole Simcoe region (+26.7%)


The average price of residential homes sold in Barrie in May was $493,083. This was a 2.8% increase from the average price of homes sold during the same timeframe last year. This growth is less than the growth seen in the whole Simcoe region (+3.9%).


Residential property sales in Barrie accounted for 48.2% of all Simcoe Region sales last month. This was a 1.1 share point increase from May 2018.


Simcoe County Excluding Barrie

263 units were sold outside of Barrie last month. This is 24.1% greater than the May 2018. This growth was less than the growth seen in all of Simcoe County (+26.7%).

The average price of units sold in Simcoe County excluding Barrie was $541,820. This was an 9.1% growth from the same time last year. This growth was greater than the growth seen in total Simcoe County (+3.9%).


Residential property sales outside of Barrie accounted for 51.8% of sales in Simcoe County. This is 1.1 share points less than the same time last year.


 

Year-To-Date (YTD) (May 2019 YTD vs May 2018 YTD)

All Residential Homes

Simcoe County

1924 units were sold in Simcoe County during May 2019 YTD (January 1st, 2019 – May 31st, 2019). This was 17.2% greater than during the same timeframe last year (January 1st, 2018 – May 31st, 2018). The average price during this time was $511,048, which was a 3.5% growth year-over-year.


City of Barrie

879 residential units were sold in the City of Barrie during May 2019 YTD. This was an 9.7% growth year-over-year. This growth is less than the year-over-year growth of total Simcoe County (+17.2%).


The average price of units sold during this time was $487,212. This was 2.1% more than the same time last year, and this growth was slightly less than the growth seen in all of Simcoe County (+3.5%).


During May 2019 YTD, Barrie accounted for 45.7% of sales in Simcoe County. This is 3.1 share points less than May 2018 YTD.


Simcoe County Excluding Barrie

1045 units were sold in the areas outside of Barrie so far this year. This was 24.3% more than the number of units sold in May 2018 YTD. This growth is greater than the growth seen in the whole Simcoe County (+17.2%).


The average price of homes sold during this time in Simcoe excluding Barrie was $530,812. This is a 4.1% year-over-year growth. This growth is greater than the year-over-year growth in the total Simcoe County region (+3.5%).


During May 2019 YTD, non-Barrie sales in Simcoe County accounted for 54.3% of sales in Simcoe County. This is 3.1 share points greater than the same timeframe in 2018.
