Quarter 1 2021 Residential Real Estate Activity

April 8th, 2021 - March 31st, 2021 marked the end of Quarter One (Q1) of 2021, and residential sales information is in with residential property sales recorded through the Matrix™ System for the Barrie and District Association of REALTORS® (BDAR). Q1 2021 (January 1st, 2021 – March 31st, 2021) sales activity and average price of units sold increased heavily as compared to Q1 2020.


 

Quarter 1 2021 compared to Quarter 1 2020

Simcoe County Residential Units Sold

Sales activity in Q1 2021 was much stronger than the same time last year. This was in large part due to the continued migration out of Toronto and the market downturn in March 2020. Both Barrie and Simcoe Country Excluding Barrie contributed to this growth.


Simcoe County

There was a 58.8% increase in units sold when compared to Q1 2020 (Q1 2021 with 2629 units sold vs Q1 2020 with 1656 units sold).


Barrie

The number of sales increased 64.5% in Q1 2021 (1002 units sold) when compared to Q1 2020 (609 units sold).


Simcoe County Excluding Barrie

The number of sales increased 55.4% in Q1 2021 (1627 units sold) when compared to Q1 2020 (1047 units sold).


Innisfil

The number of units sold in Innisfil during Q1 2021 was 194, 36.6% more than the number of units sold in Q1 2020.


Orillia

The number of units sold in Orillia during Q1 2021 was 203. This was 57.4% more than the number of units sold in Q1 2020.


Essa

The number of sales increased 55.6% in Q1 2021 (126 units sold) when compared to Q1 2020 (81 units sold).

Simcoe County Average Residential Price

Average price during Q1 2021 was up 41.8% as compared to Q1 2020. This was driven by a growth in average price inside and outside of Barrie.


Simcoe County

Average price of homes in Simcoe county during Q1 2021 was $750,301. This was a 41.8% growth from the same timeframe last year.


Barrie

Home prices within Barrie increased to $708,801, which was a 35.0% increase from Q1 of last year.


Simcoe County Excluding Barrie

Simcoe County Excluding Barrie had an average price of $775,860. This was a 46.0% increase form Q1 of 2020.


Innisfil

The average price of units sold in Innisfil during Q1 2021 was $845,449. This was 57.3% greater than the average price of Innisfil units sold during Q1 2020.


Orillia

The average price of units sold in Orillia during Q1 2021 was $615,685. This was 47.9% greater than the average price of Orillia units sold during Q1 2020.


Essa

Home prices within Essa increased to $776,778. This was a 38.5% increase from Q1 2020.
