September 2019 Statistics

The September 2019 sales information is in, and residential property sales recorded through the Matrix™ System for the Barrie and District Association of REALTORS® Inc. (BDAR) region showed the growth in the number of units sold in both inside and outside of Barrie, year-over-year.


The Housing Price Index (HPI) showed a month-over-month decrease of 0.74% from August 2019.


 


Month-Over-Month (September 2019 vs August 2019)

All Residential Homes


Simcoe County

435 residential units were sold in Simcoe County last month—a 6.7% decline from the month before (August 2019). During the same time last year (August 2018 to September 2018), there was a 13.0% decline in the number of units sold.


The average price of residential units sold in September was $509.515—a 0.5% increase from August 2019. To compare, the average price during 2018 increased 2.0% from August to September.


City of Barrie

213 units were sold last month within the City of Barrie, which was 4.1% less than the number of units sold the month prior. Last year, the number of units sold between September and August decreased by 6.5%.


The average price of units sold within Barrie during September was $489,221. This was 0.3% more than the average price during August 2019. In comparison, the average price in this timeframe last year decreased by 1.9%.


Simcoe County Excluding Barrie

In Simcoe County Excluding Barrie last month, 222 units were sold. This was 9.0% less than the number of units sold during August 2019. This movement was not as severe as the decline between August and September 2018, where the number of units sold decreased by 18.4%.


The average price of units sold in the areas outside of Barrie last month was $530,580. This was 0.9% more than the month before. In 2018, the average price of units sold outside of Barrie increased 5.1% during this same timeframe.


 

Year-To-Date (YTD) (September 2019 YTD vs September 2018 YTD)

All Residential Homes


Simcoe County

3823 residential units were sold in Simcoe County during September 2019 Year-To-Date (YTD) (January 1st, 2019 – September 31st, 2019). This was 13.7% more than what was sold during the same timeframe last year (January 1st, 2018 – September 31st, 2018).


The average price of residential units sold during September 2019 YTD was $510,852. This was 3.3% greater than the average price during the same timeframe last year.


City of Barrie

1770 units were sold in the City of Barrie during September 2019 YTD. This was a 7.9% growth from the same timeframe last year. This growth was less than that of total Simcoe County (+13.7%)


The average price of units sold within the City of Barrie during September 2019 YTD was $489,912. This was 3.1% more than the same timeframe last year, and this growth was less than what was seen in the total Simcoe region (+3.3%)


During September 2019 YTD, Barrie accounted for 46.3% of residential properties sold. This was 2.5 share points less than the same timeframe during 2018.


Simcoe County Excluding Barrie

2053 residential units were sold in the areas outside of Barrie during September 2019 YTD. This was 19.3% greater than the number of units sold during September 2018 YTD. This growth in number of units sold was much greater than what was seen in the total Simcoe region (+13.7%)


The average price of units sold during this time was $531,077. This was 3.6% greater than what was seen during September 2018 YTD. This growth was slightly greater than that of total Simcoe (+3.3%)


During September 2019 YTD, Simcoe County Excluding Barrie accounted for 53.7% of residential properties sold. This was 2.5 share points more than the same timeframe during 2018.

 

Year-Over-Year (August 2019 vs August 2018)

All Residential Homes

The Housing Price Index (HPI) showed a year-over-year decrease of 0.35% between September 2019 and September 2018.


Simcoe County

435 residential units were sold in Simcoe County last month—13.9% more than the same time last year. As well, the average price of residential units sold was $509,515, which was 1.8% greater than September 2018.


City of Barrie

213 units were sold during September 2019 within Barrie. This was 13.9% more than the number of units sold during September 2018. This growth was equal to that of total Simcoe County (+13.9%).


The average price of residential Barrie units sold during September 2019 was $489,221—5.4% greater than the average price of units sold during September 2018. This growth was greater than the average-price growth of total Simcoe County (+1.8%). Sales in Barrie accounted for 49.0% of residential sales in Simcoe County last month. This was equal to the share points for the same time last year.


Simcoe County Excluding Barrie

222 residential units were sold outside of Barrie during September 2019, and this was 13.8% greater than the number of units sold during September 2018. This growth was greater than the 13.9% growth seen in the total Simcoe region.


The average price of units sold in Simcoe County Excluding Barrie last month was $530,580. This was a 0.4% increase in the average price, year-over-year. This increase in average price was less than the growth seen in Simcoe County (+1.8%).


Residential property sales outside of Barrie accounted for 51.0% of sales in Simcoe County last month. This was equal to the share points for the same time last year.
