August 2020 Statistics


 

PLEASE NOTE The Barrie & District Association of REALTORS® transitioned to a Regional MLS® System in August 2020. The Regional System provides data from 21 Boards and Associations and over 14,000 REALTORS® therefore, providing more accurate monthly statistics reports.

September 9th, 2020 – The August 2020 sales information is in, and residential property sales recorded through the Matrix™ System for the Barrie and District Association of REALTORS® (BDAR) region showed a staggering year-over-year growth.


The Housing Price Index (HPI) showed a month-over-month increase of 2.1% from July 2020.


 


Month-Over-Month (August 2020 vs July 2020) All Residential Homes


Simcoe County

1119 residential units were sold in Simcoe County last month—a 3.6% decrease from July 2020. During the same time a year ago (July 2019 to August 2019), there was a 4.2% decrease in the number of units sold.

The average price of residential units sold last month was $633,689—a 6.5% increase from July 2020. This time last year, the average price decreased 2.5% from July to August.

City of Barrie

320 units were sold last month within the City of Barrie, which was 11.1% less than the number of units sold the month prior. A year ago, the number of units sold between August and July increased 0.4%.

The average price of units sold within Barrie during August 2020 was $567,469. This was 2.1% less than the average price during July 2020. In contrast, the average price of units sold between August 2019 and July 2019 increased by 1.4%.


City of Barrie – Apartments & Condos

52 apartment and condo units were sold in Barrie this month — 20.9% more than the number of units sold in July 2020. The average price of apartment and condo units sold in the City of Barrie this month was $420,872— 0.3% more than the average price in July 2020.

Simcoe County Excluding Barrie

In Simcoe County Excluding Barrie last month, 799 units were sold. This was 0.2% less than the number of units sold during July 2020. In the same time a year ago, there was a 6.2% decrease in the number of units sold outside of Barrie.

The average price of units sold in the areas outside of Barrie last month was $660,128. This was 9.6% more than the month before. Between August 2019 and July 2019, the average price of units sold outside of Barrie decreased 4.0%.


Innisfil

88 residential units were sold in Innisfil last month—a 4.8% increase from July 2020. During the same period a year ago (July 2019 to August 2019), there was a 17.0% decrease in the number of units sold. The average price of residential units sold in Innisfil last month was approximately $673,810—a 8.9% increase from July 2020. In contrast, the average price a year ago decreased by 4.2% from July to August.


Orillia

79 residential units were sold in Orillia last month—a 13.2% decrease from July 2020. During the same period a year ago (July 2019 to August 2019), there was a 10.0% decrease in the number of units sold. The average price of residential units sold for Orillia last month was approximately $478,718 —a 4.4% increase from July 2020. In comparison, the average price a year ago decreased by 8.5% from July to August.

 

Year-To-Date (YTD) (August 2020 YTD vs August 2019 YTD)

All Residential Homes


Simcoe County

5900 residential units were sold in Simcoe County during August 2020 Year-To-Date (YTD) (January 1st, 2020 – August 31st, 2020). This was 17.9% more than what was sold during the same timeframe last year (January 1st, 2019 – August 31st, 2019). The average price of residential units sold during August 2020 YTD was $571,686. This was 13.2% greater than the average price during the same timeframe last year.


City of Barrie

1902 units were sold in the City of Barrie during August 2020 YTD. This was a 22.6% growth from the same timeframe last year. This growth was greater than the increase in total Simcoe County (+17.9%).

The average price of units sold within the City of Barrie during August 2020 YTD was $547,226. This was 11.6% more than the same timeframe last year, and this growth was lesser than what was seen in the total Simcoe region (+13.2%). During August 2020 YTD, Barrie accounted for 32.2% of residential properties sold. This was 1.3 share points more than the same timeframe during 2019.


City of Barrie – Apartments & Condos

259 apartment and condo units were sold in Barrie during 2020 YTD — 16.1% more than the number of units sold in August 2019 YTD. The average price of apartment and condo units in the City of Barrie this year so far was $400,546. This was 8.0% more than the average price during the same timeframe last year.


Simcoe County Excluding Barrie

4000 residential units were sold in the areas outside of Barrie during August 2020 YTD. This was 15.8% more than the number of units sold during August 2019 YTD. This growth in number of units sold was less than the growth seen in the total Simcoe region (+17.9%).


The average price of units sold during this time was $583,307. This was 15.8% greater than what was seen during August 2019 YTD. This growth was slightly greater than that of total Simcoe (+13.2%). During August 2020 YTD, Simcoe County Excluding Barrie accounted for 67.8% of residential properties sold. This was 1.2 share points less than the same timeframe during 2019.


Innisfil

448 residential units were sold in Innisfil during August YTD. This was 16.7% more than what was sold during the same timeframe last year (January 1st, 2019 – August 31st, 2019). The average price of residential units sold in 2020 YTD was $583,307. This was 14.0% greater than the average price during the same timeframe last year. During this time, Innisfil accounted for 7.6% of sales in Simcoe County — down 0.1 share points from the same timeframe last year.


Orillia

444 residential units were sold in Orillia from the beginning of 2020 to August 31, 2020. This was 15.9% more than what was sold during the same timeframe last year (January 1st, 2019 – August 31st, 2019). The average price of residential units sold during August YTD was $456,983. This was 7.9% greater than the average price during the same timeframe last year. During August 2020 YTD, Orillia accounted for 7.7% of sales in Simcoe County. This was 0.1 share points less than August 2019 YTD

The Housing Price Index (HPI) showed a year-over-year increase of 12.5% between August 2020 and August 2019.


Simcoe County

1119 residential units were sold in Simcoe County last month—54.6% greater than the same time last year. As well, the average price of residential units sold was $633,689, which was 27.1% greater than that of August 2019.


City of Barrie

320 residential units were sold during August 2020 within Barrie. This was 42.9% more than the number of units sold during August 2019. This growth was slightly less than that of total Simcoe County (+54.6%).


The average price of residential Barrie units sold during August 2020 was $567,469—15.7% greater than the average price of units sold during August 2019. This growth was less than the average price growth of total Simcoe County (+27.1%).

Sales in Barrie accounted for 28.6% of residential sales in Simcoe County last month. This was 2.3 share points less than the same time last year.

City of Barrie – Apartments & Condos

52 apartment and condo units were sold in Barrie during August 2020 — 100.0% more than the number of units sold in August 2019. The average price of apartment and condo units in the City of Barrie in August 2020 was $420,873. This was 7.9% more than the average price during the same time last year.


Simcoe County Excluding Barrie

799 residential units were sold outside of Barrie during August 2020, and this was 59.8% more than the number of units sold during August 2019. This growth was slightly more than the 54.6 growth seen in the total Simcoe region.


The average price of units sold in Simcoe County Excluding Barrie last month was $660,128. This was a 31.5% increase in the average price, year-over-year. This growth was greater than what was found in total Simcoe County (+27.1%).

Residential property sales outside of Barrie accounted for 71.4% of sales in Simcoe County last month. This was 2.3 share points more than the same time last year.


Innisfil

88 residential units were sold in Innisfil during August 2020, and this was 100.0% more than the number of units sold during August 2019. This growth was greater than the 54.6% growth seen in the total Simcoe region.


The average price of units sold in Innisfil last month was approximately $673,809. This was a 41.9% increase in the average price, year-over-year. This growth was significantly greater than what was found in total Simcoe County (+27.1%).

Sales in Innisfil accounted for 7.9% of sales in Simcoe County during August 2020. This was 1.8 share points more than the Innisfil’s share of sales during the same time last year.


Orillia

79 residential units were sold in Orillia during August 2020, and this was 46.3% more than the number of units sold during August 2019. This growth was slightly less than the 54.6% growth seen in the total Simcoe region.


The average price of units sold in Orillia last month was approximately $478,712. This was a 15.8% increase in the average price, year-over-year. This growth was less than what was found in total Simcoe County (+27.1%).

Orillia’s sales made up 7.1% of sales in Simcoe County. This was 0.4 share points less than Orillia’s share of sales during the same time last year.
