The Barrie & District Association of REALTORS® (BDAR) has released its latest market data for April 2025, showcasing a significant increase in sales activity and new listings as Simcoe County’s housing market continues to gain strength this spring. While prices have adjusted slightly, the overall growth in inventory and transactions reflects a market responding to increased buyer and seller engagement.
Simcoe County recorded 597 home sales in April, a 20.36 per cent increase from the 496 sales in April 2024. Month-over-month, sales activity jumped 74.56 per cent, signalling strong momentum as the market moves deeper into the spring season.
The average sale price reached $808,175, down 6.50 per cent year-over-year and 2.96% lower than March 2025, as a growing supply of listings gives buyers more negotiating power and choices.
New listings rose to 2,151, up 57.70 per cent year-over-year and 69.24 per cent month-over-month, offering a wider range of options across housing types. Active listings surged to 3,799, marking a 123.47 per cent increase compared to April 2024, and more than doubling from March, reflecting renewed seller confidence.
The months of inventory climbed to 6.36, up from 5.39 in March, suggesting a shift toward more balanced—potentially buyer-favouring—conditions in certain segments.
